Media Walls in Toronto Condos: Rules, Approvals & How It Actually Works

Good news first: a media wall is one of the most condo-friendly renovations there is — no plumbing, no structural changes, and with off-site fabrication only a day or so of on-site work. Here's what boards typically require and how to get from idea to installed without friction.

Why media walls usually sail through approval

Condo boards worry about three things: structural changes, water, and noise. A custom media wall involves none of the first two — it mounts to the surface of your wall like very serious shelving, touches no plumbing, and changes nothing behind the drywall except approved anchors and, where permitted, recessed wiring. That puts it in a completely different category from kitchen or bathroom renovations. Every building is different, though, so the first step is always the same: read your condo's declaration and renovation rules, and submit an alteration request before work begins. This guide describes what's typical, not what your specific corporation requires.

What boards and property managers usually ask for

  • An alteration request form describing the work — we supply a clear scope-of-work paragraph you can paste in
  • Contractor insurance — proof of liability coverage, provided on request
  • Service elevator booking — we coordinate the date directly with your management office
  • Working hours compliance — most buildings allow renovation work on weekdays roughly 9–5; our single-day installs fit inside one window
  • Floor protection in common areas — standard practice on every ARV condo job

The rules of thumb for what you can and can't touch

  • Your side of the drywall: generally yours. Mounting, panelling and decorating interior surfaces of your own unit is normally within an owner's rights, subject to the alteration process.
  • Demising and structural walls: don't cut, don't chase. Concrete shear walls and walls shared with neighbours or corridors usually can't be channelled for wiring. The design answer is a furred panel wall — the media wall itself creates a cavity for the cables, so nothing structural is touched.
  • Electrical: through a licensed electrician. A fireplace needs its own circuit in most cases; buildings commonly require licensed trades for any electrical work. We plan this into the design and schedule.
  • When in doubt, ask the board first. A one-paragraph email to your property manager before you commit saves weeks. We're happy to write that paragraph for you.

Why off-site fabrication changes everything in a condo

The traditional way to build a feature wall — framing, mudding, sanding and painting inside your unit for two weeks — is exactly what makes neighbours and boards hostile.   • Bulkheads and columns become design features — the wall wraps or dies into them intentionally instead of fighting them.
  • Compact depth. Condo living rooms can't give up a foot of floor; our condo walls are designed slim, with storage where the depth is free (below the TV line).

Usually yes, in the form of an alteration request — but because a media wall mounts to the existing wall without structural changes, approval is typically straightforward. Can you attach a media wall to a concrete condo wall?

Yes. Many Toronto condo walls are concrete or have concrete columns behind drywall. We anchor into concrete with the right fasteners, or build the wall to bridge across furring without touching restricted elements — the design is chosen after we see what your wall actually is at the free measurement.

How long does a condo media wall install take, start to finish?

On site: usually a single day, because the wall is fabricated in advance at our workshop. Start to finish including design, board paperwork and fabrication, most condo projects complete within a few weeks — the board's approval timeline is typically the longest single step.
