Where we come in

What homeowners usually need

Finishing a basement

Exterior wall framing, rooms, closets and bulkheads, laid out before any drywall goes up.

Changing a layout

New walls, closed-off openings or a new room. Changes that affect structure are assessed first.

Straight walls for the finishes that follow

Square, plumb framing is what lets drywall, trim, cabinets and tile go in properly.

Scope

What's included

Every project starts with a written scope, so you know what is included and what is not before work begins.

  • Layout and measuring
  • Basement wall framing
  • Interior partition walls and closets
  • Bulkheads and soffits
  • Openings and headersWhere structural, assessed and permitted as required.
  • Coordination with plumbing and electrical rough-in

How it works

A clear renovation process

You always know what happens next.

  1. Tell us about your project

Send the form or call. Share your city, the type of project and what you want to change.

  2. Consultation and site visit

We talk through your goals, then visit to see the space and take measurements.

  3. Scope and estimate

You receive a written scope and estimate: what is included, what is not, and the timeline.

  4. Renovation

We carry out the work in the right order and keep you updated along the way.

  5. Final walkthrough

We go through the finished space with you before the project is closed.

Permits and licensed trades

Adding or removing walls can be a structural alteration that needs a building permit and, in some cases, engineering. We assess this for each project and confirm it in writing before work starts.

Questions

Framing renovation FAQ

Do I need a building permit?
It depends on the work and your municipality. In Toronto, for example, structural changes, adding or removing walls, plumbing or heating changes and some basement work need a building permit. We confirm what applies after the site visit and write it into your estimate.
Will I get a written agreement?
Yes. Before work starts you receive a written agreement with the scope, materials, price, payment schedule and timeline. Any change during the project is agreed in writing first.
